Navigating the Shift to Zero-Emissions Heating

If you’ve caught wind of the Scottish Government’s plan to phase out gas boilers by 2024, you might be wondering about suitable replacements, associated costs, and when the switch needs to happen. Decarbonising Heat in Scotland:
Scotland aims to generate zero direct emissions from heating buildings by 2045, recognising that one-fifth of the country’s greenhouse gas emissions stem from heating buildings and homes. As part of the net-zero strategy, the Scottish Government has outlined plans, from meeting minimum energy standards to phasing out gas boilers, affecting all homeowners.

What You Need to Know in 2024:

1. Gas Boiler Regulations:
As of April 1, 2024, new standards around gas boilers will primarily impact buyers of new-build properties and certain other property types. Buyers will be informed of the changes or permissions needed for their properties.

2. Eco-Friendly Changes:
Beyond gas boilers, other eco-friendly changes are on the horizon. Privately rented homes must meet minimum energy standards by 2028, and owner-occupied homes must reach the same standard by 2033.

3. Alternatives to Gas Boilers:
By 2045, all homes in Scotland must convert to zero-emissions heating systems, eliminating the use of gas boilers. Options include heat pumps or connecting to a district heating network, utilising heat from diverse sources based on location or property type.

4. Phasing Out Gas Boilers:
As of November 2023, the Scottish Government postponed the phase-out of fossil fuel boilers from 2025 to 2028. New regulations effective from April 1, 2024, will ban gas boilers in new-build homes, replacing them with zero-direct emissions heating systems.

5. Cost Considerations:
The cost of purchasing and installing a heat pump is typically around £10,000. Currently, the Scottish Government offers grants of £7,500 plus interest-free loans to cover the remaining expense. Details on handling breakdowns of gas boilers and the subsequent installation of zero-emissions systems remain to be clarified.
